Clay, not dune sand
The mapped composition, with the 90.3 per cent coverage figure attached to every number: Erina 76.5 per cent, Yarramalong 5.8 per cent, Watagan 5.0 per cent, Narrabeen 1.7 per cent, Woy Woy 1.3 per cent.
That distribution is the opposite of the peninsula, twenty minutes away, where a single sand unit dominates and the base problem is stability in loose material. Here the governing unit report describes "a moderate to high foundation hazard", "soils with moderate shrink-swell, high plasticity and low wet bearing strength", "seasonal waterlogging of footslopes" and subsoil "Low permeability". The small Yarramalong share along the low ground adds "flooding, foundation hazard, seasonal waterlogging" to the list. So the base here is a drainage structure with a job to do, not simply a level platform. We compare the two halves of the coast directly in turf installation in Avoca Beach.
The jobs Avoca actually generates
Three types dominate. Pool surrounds, where the turf has to meet coping and paving cleanly and drainage has to move away from the pool rather than toward it. Sloping and terraced yards, where the level area worth turfing is often a defined terrace rather than the whole block, and where access for machinery and material is a real cost line. And short-stay properties, because a beachside suburb with a strong holiday market produces plenty of yards that must present well without anyone living there to maintain them. That last case has its own economics, which we set out in turf on a short-stay property.
What none of these are is a flat rectangle behind a project home. It is worth being wary of any quote that prices an Avoca job as though they were.
What we will not tell you about salt air
A beachside page is where you would expect a paragraph about salt resistance. We do not have an Australian data source on salt-air durability for synthetic turf, so we are not going to write one. What we can say is what the mapping records about the dune front itself, where the Narrabeen unit is described as "non-cohesive highly permeable strongly alkaline saline soils" with an extreme foundation hazard driven by wave erosion. That describes the frontal dune, and it is 1.7 per cent of the mapped suburb. It does not describe a yard three streets back, and we would rather say so than stretch it into a selling point.
Council, water and the verge
One council covers the entire Central Coast, so the answers here are the region's answers. Central Coast Council has not published a position on synthetic turf on the nature strip, and the words do not appear in its verge guidance or its street design guideline. Because the verge is public land, works there generally require council approval under the Roads Act 1993 and the Local Government Act 1993, so speak to Council before starting anything past the front boundary.
On water, the region is not under restrictions. Council's permanent Water Wise Rules ask for garden watering before 10am or after 4pm, trigger nozzles on hand-held hoses, bucket or trigger nozzle vehicle washing, and sweeping instead of hosing hard surfaces. Council states directly that "Water Wise Rules are not water restrictions", and that restrictions would only come into effect if Mangrove Creek Dam reached 50 per cent. Topping up an existing pool with a hose from the town supply is permitted, which is worth knowing in a suburb with this many pools.

Avoca Beach: common questions before a quote
Is Avoca Beach sandy ground?
Much less than the name suggests. Of the 90.3 per cent of the suburb that carries soil landscape mapping, 76.5 per cent is the Erina unit, which is a clay and podzolic hillside unit, not a dune unit. The coastal Narrabeen unit is 1.7 per cent and the Woy Woy sand unit 1.3 per cent. The beachfront sand strip is a far smaller share of Avoca Beach than most people assume, and quoting the suburb as though it were peninsula sand would be wrong.
What does the Erina unit mean for the base under my lawn?
Its report gives the unit "a moderate to high foundation hazard" and lists limitations including "soils with moderate shrink-swell, high plasticity and low wet bearing strength", "seasonal waterlogging of footslopes" and "localised high run-on", with subsoil limitations including "Low permeability". Practically that means water has to be given somewhere to go on a deliberate fall, and the compacted base has to be substantial enough that seasonal movement in the subsoil does not show through the surface.
Why do you keep publishing a 90.3 per cent figure?
Because roughly a tenth of the Avoca Beach polygon carries no soil landscape mapping, so every percentage we quote describes the mapped portion rather than the whole suburb. On this coast unmapped area is chiefly open water and estuary, which is consistent with a suburb wrapped around a lagoon, but we do not treat that as established and we do not assign a unit to it.
Does a premium suburb mean a premium price for turf?
Not by postcode, no, and be sceptical of anyone who prices that way. What genuinely lifts job values around here is the work itself: larger areas, sloping and terraced sites, pool surrounds with awkward edges, and access constraints on blocks where the yard is not at street level. Product tiers are the same list everywhere, with published 2025-26 Australian installed pricing at roughly $75-95 per square metre budget, $95-130 mid and $130-160+ premium.
Is turf a good idea around a pool?
It is one of the more common requests along this stretch. The relevant differences from a lawn area are edge detail against coping and paving, drainage away from the pool surround rather than toward it, and choosing a specification that handles constant foot traffic in one narrow band. It is worth quoting as its own zone rather than folding it into a whole-of-yard rate.
Can I turf the nature strip outside my Avoca Beach house?
Central Coast Council does not publish a position on synthetic turf on the nature strip, in either direction. Its verge guidance covers what you can plant without approval, including plants under 700mm and clearances around kerbs and letterboxes, and it does not name artificial or synthetic turf anywhere. Verge works generally require council approval under the Roads Act 1993 and the Local Government Act 1993, so ask Council first. Inside your own boundary this is not a consideration.
